2. Storage Rental Agreement

All rentals are governed by a separate Self-Service Storage Rental Agreement executed at move-in. These Terms and Conditions supplement that agreement. In the event of a conflict, the Rental Agreement shall control.

3. Prohibited Property

The following items are strictly prohibited from being stored in any unit or vehicle storage space:

  • Illegal, stolen, or contraband property
  • Hazardous, flammable, explosive, or toxic materials
  • Firearms, ammunition, or weapons
  • Perishable food, plants, or live animals
  • Items that emit odors, attract pests, or cause mold

Owner reserves the right to deny access, remove prohibited items, or notify authorities as permitted under Arizona law.

4. Access & Facility Rules

  • Access hours are posted at the facility and may change without notice.
  • Tenants must supply their own lock for enclosed units.
  • No living, sleeping, or conducting business from storage units or vehicles.
  • No repairs, fueling, washing, or maintenance of vehicles on the property.
  • Owner may enter a unit or space in an emergency or as permitted by law.

Security measures do not constitute a guarantee against theft, vandalism, or damage.

5. Vehicle Storage Terms

The following terms apply to all vehicles, including cars, trucks, motorcycles, RVs, trailers, campers, boats, and similar equipment (“Vehicle”):

5.1 Vehicle Condition

  • Vehicles must be operable, unless otherwise approved in writing.
  • Vehicles must be currently registered, titled to the Tenant, and legally owned.
  • Proof of ownership, registration, and insurance may be required.
  • Vehicles must not leak fluids or pose an environmental hazard.

5.2 Use Restrictions

  • Stored Vehicles may not be used for habitation.
  • No fueling, battery charging, engine running, or mechanical work is permitted.
  • Vehicles may not be subleased, accessed by unauthorized persons, or used for commercial purposes without written consent.

5.3 Risk of Loss

Vehicles are stored at Tenant’s sole risk. Granite Mountain Storage is not responsible for loss or damage due to theft, fire, vandalism, weather, rodents, dust, or acts of nature, except where required by Arizona law.

6. Payments & Fees

  • Rent is due in advance on the date stated in the Rental Agreement.
  • Late fees may be assessed for unpaid balances.
  • Returned or declined payments may incur additional fees.
  • Rates may change with notice as required by Arizona law.

7. Owner’s Lien (Arizona Law)

Pursuant to A.R.S. § 33-1701 through § 33-1706, Owner has a statutory lien on all personal property and Vehicles stored at the facility for unpaid rent, fees, and charges.

If Tenant fails to pay amounts due:

  • Access may be denied
  • Property or Vehicles may be advertised and sold at public auction
  • Disposal will occur in accordance with Arizona law

Sale proceeds will be applied to amounts owed, with any excess handled as required by law.

8. Insurance & Liability

Granite Mountain Storage is not an insurer. Tenant stores all property and Vehicles at their own risk. Tenant is strongly encouraged to maintain insurance coverage for stored items and Vehicles.

9. Limitation of Liability

To the fullest extent permitted by Arizona law, Granite Mountain Storage shall not be liable for indirect, incidental, special, or consequential damages arising from use of the website or storage services.

10. Privacy Policy

Use of this website is subject to our Privacy Policy, which explains how personal information is collected and protected.

11. Third-Party Links

This website may include links to third-party websites. Granite Mountain Storage is not responsible for their content or practices.

12. Changes to Terms

These Terms and Conditions may be updated at any time. Changes are effective upon posting to this website.

13. Governing Law & Venue

These Terms and Conditions are governed by the laws of the State of Arizona, with venue in a court of competent jurisdiction within Arizona.
